Construction Update – End August 2013

Finally we have mains water, thank you Severn Trent!  Final certification is now underway prior to serving completion notices to the first phases.  Part of this certification process is air pressure and accoustic tests.  The air pressure tests check how draughty a property is and how much heat loss occurs.  We have now tested a representative number of apartments and they all passed at a level four times higher than required by Building Control.  That means you have warm, quiet apartments!

The site water tanks are now being connected and the sprinklers being tested.  This and together with the energy performance certificates should then give building control everything they need to sign off the apartments.

Externally, the Juliet balconies will be fitted this week, enabling us to finally begin to drop most of the scaffold to the front elevation of the building.

Internally, there has been much activity to stairwell E, the highest block to complete the first fixing.  This is now complete, with the final plastering to the last four apartments.  Kitchens are now in to stairwell A.  The final kitchens to stairwell E are arriving on site with the sanitaryware for those blocks being delivered this week.

As mentioned last update, customer options are continuing to come in thick and fast and we are accommodating as many of these as we can, as well as a few special requests!  This is your time to take up any options that you want.  So far Sky+ TV and blinds seem very popular!

Following a recent visit to the site I thought it appropriate to come back to you all with an update on my thoughts and findings relating to this project.

I have to say that the team at Acorn are all very excited by being appointed as the “Preferred Letting Agent” on this project in Mansfield, in Nottinghamshire.

For those of you who aren’t familiar with Mansfield it is the largest market town in Nottinghamshire and has an excellent town centre with a vast array of shops. The central market square is one of the main focal points in the town centre and this really comes alive on Mondays, Thursdays, Fridays and Saturdays when the local markets spring into action. The third Tuesday of every month is always particularly popular as this is when the specialist farmers market is held promoting a vast range of locally produced produce.

Towards the back end of the square is the prominently positioned Mansfield Town Hall and several attractive water features. Across the front of the market square is Westgate where you will find many leading high street stores including Marks & Spencer and BHS. You will also find the entrance to the Four Seasons Shopping Centre where again you can find a vast range of retail outlets.

Mansfield as a town retains some very traditional features yet equally manages to successfully blend this with a wealth of modern features which really make this an exciting town to be investing in.

What to do next

A lot of you have already been kind enough to return the management contract which allows us to start working on your behalf. For those who haven’t you will find a copy attached. Please do remember that whilst there may still be a few months to go until these apartments formally complete it’s never to early for us to start looking for a tenant. Don’t make the mistake that too many landlords make and leave things until the last minute by which time the mortgage is due and you often find yourself in competition with many other landlords.

Construction Update – March 2013.

At last, construction has started.  Since the legal completion of the site on 14th February by the team at Mansfield Gate Limited, there has been a flurry of activity to finalise build contracts and start site enabling works.

Our contractor has a long history of delivering housing to time and budget and we are confident that this will be no exception.

Already, there is a noticeable difference on site.  Over the last 18 months, rubbish had appeared, now in just a few short days, this has been removed and tidied showing a marked improvement visually of the site.

We now have a site manager’s office and welfare for the workers on site in preparation for work to start.  As with any building site, health and safety is a priority, so any visitors to site must wear boots, hi-viz and hard hats.

Practical completion of the first 14 units will take place after initial ground works, water and mains power are connected, estimated to be in 3-4 months.
